Evaluating the effect on shopping locations of both expansion and competitive developments

Issue

To understand how retail developments within Woolwich town centre will affect its catchment area over the period leading to 2015.

Solution

FSP calculated the natural growth of the market year on year to 2015, using population change statistics and increases in per capita retail expenditure.

This analysis was done initially in the absence of any competitive development, to establish the extent of the market.

The effect of retail developments was then added to the model to show their year by year impact up to 2015.

The catchment areas – altered by the retail developments – were also calculated for each year up to 2015.

Results

FSP identified how retail developments would impact demand in Woolwich town centre and therefore how much new retail space could be supported there. If this is your issue, contact FSP for a discussion.
