Pre-Acquisition Survey

Pre-acquisition research is essential but time constraints often lead to superficial information that has little tangible value.  Buying retail assets on the basis of property dynamics alone fails to take account of retail opportunities and possibilities for future profit.

FSP divides its pre-acquisition research into three levels:

  • Preliminary sift;
  • Match to requirements;
  • Detailed investigations, including bid worth.

Investigations include research into the market and the competitors, sales performance, market share, affordable rent analysis and the scale of potential for improvement.  The methods used at FSP are fast and responsive to client needs, with FSP’s consultants usually presenting the final analysis within a period of 10 to 14 days.  This level of cost-effectiveness allows the client to carry out proper research without investing disproportionately in potential acquisitions that fall at the first hurdle. 

FSP not only provides clients with a detailed background to the asset’s profitability and likely scale of future growth/benefits; in some cases, they have been able to identify trading problems and performance shortfalls that have led to clients pulling out of the deal and avoiding enormous cost implications.
